What actually drives the price

Photography. This is the single largest hidden line on most hotel projects. A one day shoot with a hospitality photographer, styling, and a licence for web use will often land between 1,200 and 5,000 EUR. No design survives weak images. A modest template with extraordinary photography outperforms an expensive custom build with stock.
Copy. Room descriptions, the story of the house, the neighbourhood guide, the policies page. Written badly it is free and costs you bookings. Written by a specialist it is commonly 800 to 3,000 EUR for a small property. Most quotes you receive will quietly exclude it.
CMS complexity. Five rooms and a contact page is a different object from forty room types, three restaurants, a spa menu, an events brochure and a seasonal offers system in two languages. Every collection you add multiplies design work, content entry and future maintenance.
Booking integration. Almost no hotel takes reservations natively on its own site. You are connecting to a booking engine, and the honest cost is in the engine subscription and its commission, not in the embed. The design question is whether the widget looks like it belongs or like a bolt on.
Languages. A second language is not a translation cost alone. It is a duplicated page tree, duplicated SEO structure, duplicated CMS entries and duplicated proofreading forever. Budget for the maintenance, not only the launch.
Ongoing maintenance. Rates change, seasons change, a restaurant closes for August. Either someone on your team owns the site, or you pay a retainer, commonly 100 to 600 EUR a month for small properties. A site nobody updates loses its value within a year.

Where the money is usually wasted

Paying for a bespoke design when the property needs eight pages and a booking button. Custom is worth it when your operation is genuinely unusual. A twelve room guesthouse is not unusual, it is beautiful, which is a different problem and a photography budget solves it.
Buying a template and then paying a developer more than the template cost to force it into a shape it was never drawn for. Choose the file that already thinks the way you think.
Commissioning a video before commissioning stills. Stills work in every placement, in email, on booking platforms, in press. Video works in one hero section and dates faster.
Paying for a mobile version as a separate line. In 2026 the majority of hotel discovery happens on a phone. Mobile is not an extra, and a quote that treats it as one is telling you something about the person writing it.
Rebuilding annually because nobody was given the keys. Ask, in writing, who owns the account, who can edit a room price, and what happens if the designer stops answering.
Buying a theme with no licence clarity. If you cannot state in one sentence how many sites the file covers and whether resale is permitted, you do not own what you think you own.
