How to present a house rather than a set of rooms

Open with the house in its landscape. Guests are not booking a bedroom, they are booking a week in a place, so the first screen should be the building, the land and the light, not a close crop of a cushion.
Give the plan. A simple layout, the level of each terrace, where the kitchen sits in relation to the pool, answers more than another gallery of photographs and removes an entire round of emails.
Write the sleeping arrangement precisely. Two doubles, one twin, a child bed on the top floor reached by a steep stair. This is the paragraph a family reads three times before it enquires.
Show the arrival. The last road, the gate, the distance to the village and to the shop, the airport it is realistic to fly into. Distance misjudged is a common reason a booking falls apart late.
Let the day do the sequencing. Morning on the east terrace, shade at three, dinner outside in August. Photograph the rooms at the hour they are actually used, and the house becomes legible.
Name the constraints yourself. A gravel drive, no cooling in the two attic rooms, a lane a large car will dislike. A limitation read early converts better than a surprise discovered late.

Seasons, rates and a calendar that tells the truth

The enquiry, and the deposit a stranger has to send

Ask for five things, not fifteen. Dates, adults and children, a name, an email, and one line about the trip. Every additional required field costs you an enquiry that was already half written.
Answer the thing the form cannot. A short line beneath it saying who replies and how quickly, written as a person rather than as a policy, is worth more than a chat widget nobody is watching.
Put a name and a face on the page. Someone is about to send money to a house they have never stood in, and the owner or the manager, photographed once and named, does more for that than any badge.
Publish the terms in full. Deposit, balance date, cancellation window, security deposit, and what happens if a flight is cancelled. Written terms are the difference between a considered payment and an abandoned one.
Show a real company and a real place. A registered name, a registration number where you have one, a telephone number that is answered, and the town written out rather than a region.
Confirm properly. An invoice with a reference, a signed rental agreement, and the arrival instructions in the same message. The hour after payment is where trust is either sealed or lost.
